Roof

Roof top East observation deck was open "in season" from 7am to 7pm. If you want to use the gas then there must be a registration at the consierge desk. At this moment in the winter the observation deck is closed for the season.

Dr. Thomas Robson brought two concerns to the floor at the annual meeting in November 2009.
1) When will the large marketing sign be removed so as to enhance the beauty of our Portofino Building?
2) What are we doing to be environmentally responsible? Green.

The answer from board president was polite and thankful. The reply however only mentioned that electric plug in for automobiles were being considered.

There is so much more that we can do and/or could be done better. One major concern is “clean air”. A request was made by this writer to the board to consider air quality test within the building but there has been no reply to date.

Now that the roof design has been altered another concern has to do with the effect of the water on the east observation deck. Legionnaire’s disease was long a mystery. Almost everyone at a Legionnaire’s banquette got sick back in the mid 1900’s and that is how it got its name. Occasionally this bug was declared the cause of death. Decades later it is the consensus is that the cause is standing stale water in and around the sumps on roof tops underneath the air handlers. The heating, ventilation and air conditioning (HVAC) roof top units often grab outside air from the roof and distribute it inside by way of a fan or via the Air Conditioning. The problem seems to arise in the warm weather season.

So please look at the east observation deck roof yourself. The original roof and the planned roof both drained from the surface or within an inch of a watertight surface. The West roof is still original and can be used as the before example. This new East roof top allows the water to permeate past the patio blocks and through the hard board insulation. Problem is that the water does not appear to drain at all but sits beneath the surface. There is a watertight sub roof for lack of a better term 18 inches to 2 feet below the surface. The concern is that this water will get stale quickly and may fester any number of pollutants especially in the heat of the summer. This includes an area underneath the East roof top HVAC air handlers. Perhaps a city inspection or a professional opinion from a health department would relieve these concerns.

Or perhaps the end product after observation construction is complete will have one more layer of watertight surface.

The east observation deck’s original plan included a bar-B-Q. Perhaps that amenity has been scratched but food preparation in an area of standing or stale water, seen or not visible may be another concern. Your comments are welcome.

Apparently, management is efficient, as the huge, unsightly marketing sign is still present 6 years later. Maybe if the management company wasn't also the builder than the facility would be kept up to it's supposed "luxury" living. There is still minimal consideration for green activities, such as electric vehicle plugins or encouraging bicycles. Very disappointing.
